If you have a quotation in hand and want to know whether Rs 62,000 for your 2BHK is fair, the per sq ft rate is where to start. It is also where most arguments start, because two painters can quote very different totals while claiming the same rate per square foot.

What “per sq ft” actually measures
This is the biggest source of disputes in Indian house painting.
Carpet area, built-up area and painted wall area are three different numbers
Carpet area is the usable floor area inside your walls, the number in your sale agreement.
Built-up area is carpet area plus wall thickness plus balcony, typically 10-20% higher.
Painted wall area is the surface the brush touches: every wall floor to ceiling, plus the ceiling if in scope, minus doors and windows.
A painter quoting “Rs 12 per sq ft” almost always means per sq ft of painted wall area, not of your flat. Multiply Rs 12 by your 1,000 sq ft carpet area, expect Rs 12,000, and the bill will shock you. Clarify this in writing before anything else.
A worked example
Take a bedroom of 15 ft x 12 ft with a 10 ft ceiling.
- Floor (carpet) area = 15 x 12 = 180 sq ft
- Wall perimeter = 2 x (15 + 12) = 54 ft
- Wall surface = 54 x 10 = 540 sq ft
- Deductions: one door at 3 x 7 = 21 sq ft, two windows at 4 x 4 = 32 sq ft, total 53 sq ft
- Net wall area = 540 – 53 = 487 sq ft, which is 487 / 180 = 2.7 times carpet area
- Add the ceiling: 487 + 180 = 667 sq ft, or 667 / 180 = 3.7 times carpet area
Ceiling in or out moves the paintable area by 37% in one room: at Rs 12 per sq ft, Rs 5,844 versus Rs 8,004. Ask the question.
The rule of thumb, and where it breaks
Across a whole flat, painted wall area usually lands at roughly 3 to 3.5 times carpet area including ceilings. Small rooms push the ratio higher, large open living rooms pull it lower, a 12 ft ceiling pushes it higher again.
Use 3 to 3.5x to sanity-check a quote, never to sign one. A proper contractor measures room by room and lists it.
Painting labour cost per sq ft vs rate with material
Two ways to buy a paint job, with per sq ft numbers that are not comparable.

The gap between the two is the material load. If labour-only is Rs 12 per sq ft and the with-material quote for the same scope is Rs 18, the material component is Rs 18 – Rs 12 = Rs 6 per sq ft. If someone quotes Rs 13 with material against a Rs 12 labour rate, that Re 1 is not buying a premium emulsion.

Why you will see both “from Rs 8” and “Rs 12-50”
Our city pages quote interior painting from Rs 8 per sq ft while the cost calculator uses a Rs 12-50 band. Both are correct, and the difference matters.
Rs 8 per sq ft is a floor, not a forecast. It is the cheapest end of the scale: labour-only or a basic distemper refresh on sound walls, no putty, minimal prep, single coat. Very few real homes qualify.
Rs 12-50 per sq ft is what a with-material job actually costs, and it is the band to budget against. Rs 12-18 is economy emulsion with basic prep, Rs 20-30 a standard repaint with putty, primer and two coats, Rs 30-50 premium emulsions or work at height.
Treat “from Rs 8” the way you treat an airfare “starting from” price.
What sits inside the per sq ft rate
Seven things move a rate up the band:
1. Surface preparation. An old wall takes far more scraping and sanding than a recent one.
2. Putty. One coat or two, and which putty. The line most often dropped from a cheap quote.
3. Primer. Skipping it saves money today and costs a repaint in three years.
4. Number of coats. Two is standard. One coat over a dark shade will not cover.
5. Paint grade. The biggest single swing. Basic paint starts around Rs 120 per litre; premium products such as Royale Aspira run past Rs 650 per litre. 6. Height and scaffolding. Exteriors above ground floor, duplex halls and stairwells need scaffolding.
7. Wastage. Jobs consume more paint than the tin’s coverage figure suggests. With material the contractor absorbs it; labour-only, you do.

What makes a quote go up
- A dark existing shade needing an extra coat
- Damp, seepage or peeling needing treatment first (a waterproofing job, not a painting job)
- Two coats of putty instead of one on uneven walls
- Ceilings included when you assumed they were not
- Exterior work above the second floor
- Premium emulsion instead of economy
- Textures and accent features at Rs 50 per sq ft and up
- Furniture shifting, or working around an occupied home

How to read a painting quotation line by line
A verifiable quotation has all of these. If any are missing, ask.
1. Measured area, room by room, with the door and window deduction policy stated.
2. Ceilings in or out, explicitly.
3. Brand, product name and finish for every coat. “Emulsion” is not a product name.
4. Number of coats of putty, primer and topcoat, listed separately.
5. Surface preparation scope, and what happens if more damage is found.
6. Exclusions, in writing.
7. Rate per sq ft, and whether it is with or without material.
8. Payment schedule tied to stages, not dates.
9. Timeline in working days.
10. Warranty on the finish, and what voids it.
11. GST treatment, stated rather than assumed.
How to compare two quotes fairly
Never compare totals. Compare on the same basis:
1. Normalise the area. Divide each total by its own stated area. If the two areas differ by more than 10%, one measured wrong — resolve that first.
2. Normalise the scope. Two coats of putty versus one is not the same job.
3. Normalise the paint. Look up both products on the Asian Paints price list. Paint runs from about Rs 120 to over Rs 650 a litre, and that gap shows up in the rate.
4. Check the material load. Subtract a fair labour rate (Rs 10-14) from the with-material rate. If the remainder cannot buy the paint promised, the quote is not real.
5. Price the exclusions. Add everything excluded back into both quotes before deciding.
Do this and the cheaper quote is often the expensive one.
